Road signs pointing in opposite directions labeled 'Baby Boomers' and 'Millennials' representing generational real estate wealth divide

The New Wealth Divide

Baby Boomers Own Nearly Half the Nation’s Real Estate Wealth

Sit down for a sec, Millennials and Gens X & Z: Baby Boomers, while making up less than 20 percent of the population, now own 41% of all real estate in the United States, according to new Federal Reserve data reported by Florida Realtors. That’s almost double the real estate holdings of Millennials and represents over $20 trillion in property assets.

Meanwhile, Boomers also hold 51.7% of the country’s total wealth, showing just how heavily the real estate market is influenced by one generation’s long-term investment power. (Food for thought when it comes to investing in the Tampa real estate market, isn’t it?)

Boomers Bought Early, Tightening the Market For Newcomers

Limited inventory, decades of appreciation, and lower entry points for Boomers have created a kind of generational bottleneck that impacts affordability and access.

Real estate represents:

  • 22.7% of Boomers’ total net worth
  • 40.8% of Millennials’ net worth

This imbalance affects younger generations trying to enter the market, for sellers weighing when to cash in, and for cities like Tampa where demand remains high.

Ergo: Millennials depend more on home equity to build wealth, but Boomers are the ones who currently hold the properties.

Tampa Real Estate is a Prime Investment Opportunity

Tampa sits at the center of many of these trends. As a destination market for retirees and those relocating from higher-cost states, Boomers continue to dominate the shape of Florida housing dynamics.

But if you know how to navigate the local market like I have done for over two decades, you’ll know there’s always a good investment strategy.

Guess what?

  • Many Boomers are downsizing, relocating, or selling second homes
  • Long-held properties may enter the market, expanding inventory
  • Buyers who stay informed can time their move strategically

For sellers, now may be the moment to capitalize on strong equity. For buyers, it’s essential to know where the real opportunities are and how to spot them before they’re gone.
