Everyone Wants a Piece of Florida: Movers Are Coming From Every Generation
From Gen Z to Baby Boomers, Florida Is Drawing Them All
We hear a lot about people moving to Florida. But what caught my attention about the latest numbers is who is making those moves, and it’s not just retirees looking for sunshine or Millennials looking for their next opportunity. And it’s not just Gen Z starting out, either.
According to a recent Florida Realtors article citing U-Haul migration data, Florida was the only state in the country to rank in the top 10 for net migration across all four generations: Baby Boomers, Gen X, Millennials, and Gen Z.
That’s an impressive range, and it tells us something important about Florida’s appeal. People are choosing to build a life here at just about every stage, which makes a terrific investment.
Florida Is No. 1 With Gen X and Millennials
When you break down the U-Haul data, Florida’s rankings really stand out. Different generations may have very different reasons for moving, but Florida managed to land near the top of the list for every one of them:
- No. 1 nationally for Gen X movers
- No. 1 nationally for Millennial movers
- No. 3 for Baby Boomers
- No. 8 for Gen Z
The data tracked one-way U-Haul truck, trailer, and portable container moves between July 2025 and June 2026.
Florida Isn’t Just a Retirement Destination Anymore
For years, Florida has had a reputation as the place people move after they retire.
That story is changing. Florida Realtors economists found that households ages 55 to 64 generated the state’s largest net household income inflow in 2023 and 2024, bringing in $7.6 billion.
In other words, many people are moving to Florida before retirement, while they are still working and often during some of their highest earning years. What’s great about these buyers is that they may also arrive with years of accumulated home equity, making them less sensitive to mortgage rates and potentially putting them in a stronger position to purchase rather than rent.
Tampa Is Part of the Gen X Migration Story
Among Gen X movers, Tampa ranked No. 8 nationally in the U-Haul analysis.
This point really stood out to me because I see firsthand why Tampa makes sense for people at this stage of life. Gen X buyers may be established in their careers, moving with families, looking for their next home, or beginning to think about where they want to spend the next chapter of their lives. Tampa offers that rare combination of career opportunity, established neighborhoods, lifestyle, and a wide range of housing choices.
As a third-generation Tampa native, the appeal certainly isn’t news to me. But seeing it reflected in national migration data is always interesting.
Four Generations, Four Different Reasons to Move to Florida
The really interesting part of this trend? There is no single “Florida buyer.”
A Gen Z buyer starting a career will approach a move very differently from a Baby Boomer thinking about retirement. Millennials may be balancing growing families and careers, while Gen X buyers could be arriving with significant equity from a previous home.
That can translate into demand across very different parts of the housing market, including:
- Starter homes and condos
- Family homes in established neighborhoods
- Move-up and luxury properties
- Second homes and relocation properties
Different life stages. Different budgets. Different priorities. But Florida keeps making the list.
What Does All This Migration Mean for Tampa Real Estate?
Migration is only one piece of the real estate puzzle, but it is an important one. When people continue choosing Florida across generations, it creates a broader and more diverse pool of potential buyers.
For Tampa homeowners, that means the person interested in your property may be coming from a very different market and a very different stage of life.
For buyers, it is a reminder that you are not necessarily competing only with people who already live here.
And for me, it reinforces something I tell clients all the time: national trends are interesting, but real estate decisions happen at the local level. What matters is what is happening in your neighborhood, at your price point, and with the type of property you want to buy or sell.
