The Dream is Still Alive, They’re just Doing It Differently

Gen Z might be the most financially pressured generation in decades, but that has not killed the dream of homeownership. According to a new FloridaRealtors article, 67% of Gen Z adults (ages 18 to 27) still see owning a home as a lifetime goal, even though 82% say it is harder for their generation than those before them.

Nearly three-quarters of Gen Z are already saving for a down payment. It is clear they are willing to put in the work.

Fun Fact: The average Gen Z down payment goal is $54,546. However, the typical 20% down payment of the national median list price would be $85K for a $425K listing.

Affordability is the Big Stressor (But Not a Dealbreaker)

Gen Z knows the numbers. They are aware of rising interest rates, stagnant wages, and high housing prices. In fact, 51% say they are seriously concerned about housing affordability in the future.

Instead of waiting for perfect conditions, they are getting creative:

  • One-third have or are taking on a side hustle to save
  • Many are relocating to more affordable markets (including cities like—you guessed it—Tampa!)
  • Most are prioritizing career growth and income stability before buying

The Forever Home Mindset 

Unlike past generations that started small and scaled up, Gen Z is holding out for homes they can grow into. Forty percent say they would rather wait for a forever home than settle for something temporary. Only 30% plan to buy a starter home and upgrade later. 

Their top priorities in a home include price, size (with 3BR homes topping the list), and a location that balances cost, lifestyle, and opportunity. 

Why Tampa Aligns With Gen Z Priorities

Not surprisingly, Tampa checks all the boxes! Tampa continues to emerge as a top destination for affordability-minded buyers. It checks several of Gen Z’s most important boxes:

  • Lower cost of living compared to many other metros
  • Strong lifestyle appeal with recreation, waterfront access, and a vibrant cultural scene
  • Diverse housing stock from condos and townhomes to entry-level single-family homes
  • Career opportunity in tech, healthcare, and remote-friendly fields

For many Gen Z buyers, Tampa represents both financial logic and lifestyle alignment. That is a rare combination in today’s market.
