Here’s What History Says

It’s one of the most common questions I hear:  Should I wait for the market to change to buy (or sell) a home?

This makes perfect sense. Sellers want the max return, and buyers want to feel confident they are making a smart decision, especially when it comes to something as important as a home purchase.

But here’s the reality. Trying to perfectly time the real estate market is incredibly difficult, and history shows that it doesn’t always work the way people expect.

Waiting to Buy Comes With Its Own Risks

Market conditions are constantly shifting. Prices, interest rates, and inventory levels rarely line up in a way that creates a clear “perfect” window to buy.

Waiting can feel like the safer move if you’re making a purchase. But since the market adjusts, those adjustments do not always benefit buyers who are waiting on the sidelines. 

According to an interesting read from Homes.com,  buyers who try to wait for ideal conditions often find themselves facing a new challenge:

  • If inventory grows ↑, competition can follow ↑

There is almost always a tradeoff. 

Over time, home values have historically trended upward. That means delaying a purchase can sometimes result in higher home prices down the line, increased competition from other buyers, and missed opportunities on your perfect home-sweet-home.

Instead of trying to predict the market, the focus tends to shift to something more practical.

  2. Does the move make sense for your lifestyle?

These are the main factors that tend to matter most in the long run, because real estate is not just a short-term decision.
