Gen Z Homebuyers Breaking the Mold
Gen Z is the second largest pool of homebuyers, trailing Millennials only by about 4 million people, and they’re a whole different crew investing in the real estate market. Candidly, Zoomers have traditionally gotten a bad rap from Millennials—labeled chronic multitaskers and tech addicts with short attention spans who want to be rewarded quickly and have unrealistic expectations in the workforce. (Is it just me, or does this feel a lot like Gen X talking about Millennials, by the way? Deja vu, anyone?)
As a local Tampa real estate agent deeply invested in helping our community find their dream homes, I’ve been diving into what makes Gen Z homebuyers tick to share insights. Spoiler alert: don’t underestimate this generation! They’re not just dipping their toes in the real estate pool—they’re making waves.
Zoomers Gonna Zoom
If you’re Gen Z (born between 1997 and 2012), you grew up swiping and scrolling, unlike the rest of us, who may not have even had a flip phone until we were of legal drinking age. As a “Zoomer,” information has always just been a Google search away, and you spot fake news easily. You’re all about virtual tours, seamless online processes, and apps that make buying a home a breeze.
But here’s the kicker, and here’s where people shouldn’t brand you as an underdog—you’re nobody’s fool. You do your research. You look for authenticity, equality, and sustainability. You also value that personal touch—meaning a buying experience that can also offer genuine human interaction in addition to all the geeky tech stuff.
The best of both worlds for a Zoomer is a smooth digital process (i.e., a virtual home tour) and personalized advice that makes you feel truly seen.
It’s All About Location and Lifestyle
Unlike Millennials (and even Xennials), who chased city lights and job opportunities and became a generation of renters for a whole host of reasons, Gen Z seeks balance. They’re hunting for neighborhoods that make the most sense with affordability, convenience, and lifestyle amenities—think breweries, green parks, or even coworking spaces.
Research from Bankrate and the National Association of Realtors shows that Zoomers prioritize lifestyle amenities above affordability. They want to live where they can easily connect with others professionally and socially.
The Dynamic Zoomers-and-Boomers Duo
Here’s a fun twist: many Gen Z buyers share the same values of homeownership that their Baby Boomer parents do, so they’re teaming up. Whether it’s co-signing, down payment help, or sage advice, this partnership can be a game-changer. According to Florida Realtors, An Intuit Credit Karma report showed almost 40% of Gen Z homebuyers received financial support from their parents. In fact, 44% who don’t own a home yet will seek help from their Boomer parents.
Yes, It’s a Jungle Out There For Zoomers. But It’s Not Impossible to Chase Your Dream Home Into Reality!
Student loans, higher interest rates, low employment wages, higher cost of living, and soaring housing prices? Yeah, it’s tough out there. But with creative solutions like first-time homebuyer programs, hidden gems in overlooked Tampa neighborhoods, and tips for saving on down payments, we can turn “I wish” into “I own.”
South Tampa and its immediate area, like Westchase, have charm along with all the bells and whistles; while some price tags are steep for waterfront property, there is much to be said about the real estate in South Tampa and its appeal to a wide demographic, particularly Gen Z.
