Sunshine State Surge: The Fastest-Growing Cities in Florida

Florida continues to shine as one of the fastest-growing states in the nation. While Florida already ranks as the third-most-populous state, it’s not just because Floridians are cool: the Sunshine State attracts newbies because of our vibrant economy, beautiful weather year-round, bustling amenities and attractions, consistently appreciating property values, and a unique outdoor lifestyle.

Livin’ The Life, Tampa Style

According to the new census data for 2023, the fastest-growing cities in Florida include—you guessed it—Tampa! In 2023, Tampa was the fifth largest-gaining metro area in the country, with an increase of 51,622 residents. Tampa’s growing job market, amenities, and overall value make it a magnet for population growth.

What City in Florida is Growing the Fastest?

In fact, according to new census data, Florida was home to four out of the five fastest-growing metro areas and three of the top 10 that gained the most new residents from 2022 to 2023.

The city of Wildwood-The Villages took the top spot as the fastest-growing metro area in Florida. Known for its expansive retirement community, The Villages saw its population rise nearly 5% from 2022 to 2023. This impressive growth rate showcases the appeal of a warm climate and active lifestyle. Sumter County (yep, which includes Wildwood-The Villages) is the champion for the fastest-growing county in Florida—again, fueled by the rapid increase in retirees.

Florida’s larger metro areas also recorded substantial population increases. Orlando-Kissimmee-Sanford added 54,916 residents, making it one of the top gainers in the state. Miami-Fort Lauderdale-West Palm Beach drew 43,387 new residents and continues to be a significant draw for people seeking a dynamic urban lifestyle.

In fact, the census data shows that population growth in Florida’s metro areas reflects a broader trend of population growth across the South as the fastest-growing region across the US. All of the top 10 fastest-growing U.S. metro areas from 2022 to 2023 were actually across the South, which has been a growing pattern.

Other fastest-growing cities in Florida ranked by the Census Bureau include:

Lakeland-Winter Haven

This Florida metro area experienced a population growth of nearly 4%, reaching 818,330 residents. Its strategic location between Tampa and Orlando makes it an attractive destination for new residents.

Ocala

With its population rising by over 3% to 409,959, Ocala ranks as the fourth fastest-growing Florida metro area. Known for its equestrian culture and natural beauty, Ocala draws those looking for a blend of small-town charm and modern amenities.

Port St. Lucie

Also growing by more than 3%, Port St. Lucie’s population reached 536,901. This coastal city offers a high quality of life with its beautiful beaches, parks, and thriving arts scene.

Why So Much Rapid Growth for Florida Metro Areas?

Florida’s population growth is a testament to its enduring appeal. Beyond the obvious sunshine, several key factors contribute to the natural increase in the population of these Florida cities:

  • Positive Net Migration: Florida continues to attract a large number of domestic and international newcomers. It’s no wonder, since people are drawn to the state’s favorable climate, job opportunities, and lifestyle.
  • Retirement Communities: Areas like The Villages cater to the growing retiree population, offering a range of amenities and services designed for active senior living.
  • Economic Opportunities: Major cities like Tampa and Orlando provide diverse job markets and economic opportunities, attracting professionals and families nationwide.

Florida State’s Growth

Interestingly, during the height of the baby boom in 1956 and 1957, Florida hit a whopping 8% population growth. Considering the national rate is between 1.5% to 2% annually, these were exceptional population gains. Things slowed down, but Florida’s population still grew at about double the national average over the years. So, historically speaking, Florida has been on an upward trend for a while now.
