There’s a new trend I’m seeing more and more of in our market: Baby Boomers are a force to be reckoned with in real estate right now.
According to a new report from the National Association of Realtors, Baby Boomers now make up two out of every five homebuyers in the country. That’s right—39% of recent home purchases came from this powerhouse generation. And here in Tampa? That tracks. I’ve been working with more Boomers lately than I have in years. They’re downsizing, relocating, or cashing in their equity—and they’re doing it with confidence.

Equity = Buying Power
Boomers have a significant advantage: home equity. Many of them have been in their homes for decades, and with values appreciating like crazy, they’re sitting on a mountain of equity. So while younger buyers are wrestling with higher mortgage rates, Boomers are coming in with all-cash offers or large down payments that make their offers super competitive.
In fact, 51% of recent Baby Boomer buyers paid in cash. That gives them leverage—not only in price negotiations but in choosing the homes they want, fast. That edge matters in a market like Tampa, where demand still outpaces supply in many neighborhoods.
Why Boomers Are Buying (And Selling)
I’ve had Boomers tell me they’re ready to simplify:
- Downsizing to a maintenance-free condo in South Tampa
- Moving closer to grandkids
- Trading in their two-story home for a one-story villa in a gated community
Others are selling and relocating to places with lower taxes, more walkability, or better weather (Florida’s hard to beat!). Some are just making smart investment moves while the market’s still solid.
Whatever the reason, boomers are in motion—and that movement is shaking up the market for everyone.
What This Means If You’re Buying or Selling
If you’re a younger buyer, don’t panic. Boomers may be dominant, but you still have options. Talk to your lender about first-time buyer programs or rate buydowns.
